Description
There are three definitions of a subdivision as follows:
-
When
1 or more lots are divided off a residual lot, such as a
parent dividing off a small lot for their child to build a
home.
-
When
a property owner wishes to divide an existing lot into 2
or more individual lots.
-
When
a property owner is constructing a second residence on an
individual lot. (Note: Some municipalities do not
allow this practice.)
Subdivisions
- Additional Requirements
In addition to following the standard sewage
permitting process, there are some additional steps
required when applying for an on-lot sewage septic system
permit for a subdivision. These additional requirements
are as follows:
-
The
permit fee changes. See the Fee
Schedule to see the permitting fees associated with
subdivisions.
-
A
Visual Inspection must
be done if there is a residence on the residual parcel in
the subdivision.
-
If
any type of Alternate System
is utilized, the SEO must find a second site on the
lot (or lots), or there must be a maintenance agreement in
place for that/those specific lot/lots.
-
Planning
Modules are required for all subdivisions if there is any
perc testing done on any lot in the subdivision.
